How To Find And Buy The Right Real Estate | Eric Chua : Life - First

With all there is to consider, location, financing, inspections and more, the home buying game can make a sane person nutty. Learning home buying tricks can make your experience more successful.

When buying foreclosed properties, hire a good attorney who specializes in real estate. You are going to want to have legal representation just in case there are any issues that occur during a foreclosure acquisition. A good legal eye can spot problems and solve them, saving you money overall.

If you are seriously considering buying a home, take the time to measure it. You need to make sure public records for square footage match the listing. The two numbers should be within 100 square feet of each other; if they do not match, either reconsider buying the property, or figure out what is going on.

TIP! An approval in-hand makes you look that much better from the seller?s perspective. Waiting for approval can cost more and will stretch out the process of buying the property.

If you?re looking to buy a home, it?s imperative you don?t base your decision on the home?s decor. Practical things, like structural integrity, location and functionality need to take precedence in your decision. If you buy for decor, you may overlook a serious problem that can cost you later.

If the home you are purchasing is just for yourself, it is wise to take along someone who has home buying experience. Many people may notice things in the homes that are wrong that you may not have. Let them ask your realtor questions too.

TIP! It?s time to search for a new home, but you need to locate a qualified, knowledgable real estate agent. Interview a few agents to find a trustworthy one who understands your needs.

Get a warranty for your home from the seller. When purchasing a new home, either from the builder, or an older home from the previous owner, ask for a warranty. New home builders normally offer protection for one to three years. For older homes, you can ask the previous owner to give you a warranty to cover any repairs that may come up.

Be aware of developments in the pre-foreclosure market. If you aren?t in any hurry to buy an investment property, then choosing a pre-foreclosure property could be a smart investment. Properties considered in per-foreclosure is any property in which the payments are delinquent. You can find a list of the potential pre-foreclosures from a lender, or you may create an ad that you will buy any homes for cash. However you find owners of pre-foreclosures, find out what the owner owes, and make an offer that is a couple thousand dollars above that amount. This can provide you with a great bargain, because the amount of money that most people owe is substantially less than the home?s market value.

Now is the perfect time to start investing in real estate. Property values are now at a low since the market has crashed. If you are financially secure, seize your chance to get a great piece of property at a low price. If you keep your property long enough, you are sure to gain a profit.

TIP! When you are talking to a real estate agent about buying a property, ask them if they live in the area. For those unfamiliar with the area, advice about the roads or neighborhood itself will be sparse.

If you?re buying real estate, seek the guidance of a broker or real estate agent. Real estate pros have tools and insights that may be difficult for you to access. Useful tools that brokers often have make use of specialized software to search and sort listings on MLS. This specialized software makes your search for a new home more efficient and ensures that you don?t miss any listings.

This advice will be a perfect way to get started in the home buying process. The suggestions can help you avoid making common mistakes of first time home buyers. Hopefully this information will allow you to enjoy your new purchase.

Family shocked at Bangladeshi's arrest in NY plot

DHAKA, Bangladesh (AP) ? A Bangladeshi man accused of trying to bomb the Federal Reserve building in New York City is a banker's son from a middle class neighborhood whose family members said Thursday that they were stunned by his arrest.

The FBI arrested 21-year-old Quazi Mohammad Rezwanul Ahsan Nafis on Wednesday after he tried to detonate a fake 1,000-pound (454-kilogram) car bomb, according to a criminal complaint.

Prosecutors said Nafis traveled to the U.S. on a student visa in January to carry out an attack.

His family said Thursday that Nafis was incapable of such actions.

"My son can't do it," his father, Quazi Ahsanullah, said as he wept in his home in the Jatrabari neighborhood in north Dhaka.

"He is very gentle and devoted to his studies," he said, pointing to Nafis' time at the private North South University in Dhaka.

However, Belal Ahmed, a spokesman for the university, said Nafis was a terrible student who was put on probation and threatened with expulsion if he didn't bring his grades up. Nafis eventually just stopped coming to school, Ahmed said.

Ahsanullah said his son convinced him to send him to America to study, arguing that with a U.S. degree he had a better chance at success in Bangladesh.

"I spent all my savings to send him to America," he said.

He called on the government to "get my son back home."

Bangladesh does not have the same record of involvement in global terror as Pakistan, with which it once formed a nation before winning its independence in 1971. At least one Bangladeshi was among those detained by the U.S. at Guantanamo Bay Naval Base in Cuba.

Salutations~

I'm Gluttonously, but you can call me Gluttony, Glutton, Glut or Glutty.

I came here from Chickensmoothie.com looking for some more mature roleplays. Chicken Smoothie is nice when you want a little bit of innocence, but sometimes you just need that taste of maturity.

I've also joined this site many, MANY times in the past. I'm assuming about 3 or 4 times. But I never really got down to roleplaying because I've been so nervous from the amount of professionalism on this site. Though I'm here for good to conquer this fear!

I am here to participate in the Death Matches/Battle Colosseum (it's been awhile, I forgot) for the most part~

Ahh, some stuff about me that's not in my bio: First let's start out and say I'm not as cool in real life as I am in my world of fiction. I believe that goes for everyone. Though, I must admit, in real life I have my hair dyed unnatural colors and I dress very aristocratically. So, I suppose in a way I am cool. (pssst not really)
I really love animals and I have a dream of owning a corgi named Twinkie and a Scottish Fold cat named Dark Lord of All (Darky for short).
I lovelovelove anime. Whenever I RP, I think of it in anime form. It just really gets my adrenaline going to imagine it in such an attractive art style. But that's just me.

Anyway, I am ALWAYS looking for new RP partners, AND friends! Please don't be afraid to approach me and befriend me, I really do not bite. (Believe me, I'm as lame as the rest of us roleplay dorks)

Thank you for your time <3

(AP) ? The Russian judges who ruled to keep two of the three Pussy Riot band members behind bars took the unusual step of publicly defending their decision, saying Thursday that it was made independently and without pressure.

A panel of three judges at the Moscow City Court on Wednesday upheld a lower court ruling to send Nadezhda Tolokonnikova and Maria Alekhina to prison for two years, but they released Yekaterina Samutsevich after giving her a suspended sentence.

Pussy Riot staged an impromptu punk performance at Moscow's main cathedral in February in protest against President Vladimir Putin and the Russian Orthodox Church hierarchy for openly supporting his rule. The three women were convicted of hooliganism motivated by religious hatred, but they insist that their protest was political in nature and not an attack on religion.

The case has caused controversy in Russia and been widely condemned in the West, which may have prompted the judges to speak out.

The presiding judge said the appeals court deemed it necessary for Tolokonnikova and Alekhina to remain incarcerated.

"The court has considered all the circumstances of the case and the level of danger to society and ruled that their correction is possible only in isolation from society," Larisa Polyakova said.

She said the fact that the women both have a small child was taken into account at the lower court, which handed down two-year sentences on a charge that carries a maximum punishment of seven years in prison.

Polyakova said the leniency for Samutsevich reflected "her degree of participation" in the crime.

Samutsevich's lawyer made the case at the appeals hearing that her client should be treated differently because she had been nabbed by security guards and taken out of the cathedral before she was able to join other band members in the performance.

The Pussy Riot trial has become a symbol of Putin's crackdown on dissent since returning to the presidency in May after four years as prime minister. Just days before the appeals hearing, Putin said he thought the lower court had been right to hand down a two-year prison term, a statement that defense lawyers said would put pressure on the court.

Polyakova insisted that the judges were not influenced by Putin's statements and made the decision "that we thought was necessary."

"There has never been any pressure on us in this case," she said.

Kaspersky Small Office Security (KSOS 2): Specially design to ...

Kaspersky Lab recently announced the release of the second version of Kaspersky Small Office Security (KSOS 2), a solution specially designed in response to the security needs of small businesses. These are companies that have at least five PC users and above that may not have dedicated IT personnel but need a high level of customizable security.

The updated solution is so simple to configure that it can be set-up and administered from a single PC without prior training. It also provides optimal security for small business computer infrastructure and data, with minimal impact on system resources while being affordable even for companies with tiny IT budgets.

Why SOHOs need KSOS 2
According to a research done by B2B International in collaboration with Kaspersky Lab, 41% of companies surveyed globally are not prepared for cyber-threats and 31% of its IT specialists are not fully aware of today?s Trojans.

This survey serves as a wake-up call for micro and small enterprises in the Philippines as the sector makes up more than 99% of registered businesses in the country, which contributes 61.2% of the country?s total employment and 35.7 % of total value added. Small office/home office (SOHO) businesses have also started to use technology as a means to improve efficiency, especially as they scale up their operations.

According to Kaspersky Lab SEA Channel Sales Director Jimmy Fong, there has been a disconnect in products available for small businesses and the needs, challenges and resources within these companies themselves which makes the introduction of Kaspersky Small Office Security 2 timely.

?For too long, small companies have been offered security products that are scaled down from enterprise level versions, which while providing excellent protection often required a trained IT resource person to manage the network.

Kaspersky Small Office Security 2 is the most complete security product for SOHOs in the Philippines. We?re providing a solution that would put small entrepreneurs at ease especially as their business grows. The KSOS 2 solution is priced within range of even the smallest companies and should be well-received,? he said.

?As local SOHOs innovate, protecting their proprietary data and intellectual properties from being stolen or leaked becomes as important as keeping their network protected from external malware attacks. Keeping data backed up and secured takes on greater importance. Couple this with the death of IT resource personnel, and it becomes clear that SOHOs require a solution that is easy to manage without training, comprehensive, customizable and that gets the job done, making KSOS 2 a perfect choice,? Fong explained.

Kaspersky Small Office Security 2?s Wider Distribution
?We are making it easier for small businesses to get Kaspersky Small Office Security 2 by widening our distribution channel through the B2B channel. This is because small businesses in this region usually purchase based on recommendation and advice from distributors. The first edition was only offered online, a model that worked well in Europe and the United States, but was not as popular in the South East Asian region. With the new distribution model, we expect to see healthy demand for the Kaspersky Small Office Security 2,? Fong detailed.

What?s New in Kaspersky Small Office Security 2
Kaspersky Small Office Security 2 delivers award-winning antivirus and Internet security adding server protection, back-up, encryption, web-use policy and password management for critical small business safety. The solution protects servers and workstations running on Windows OS, which is the operating system of choice for many small businesses.

Back-Up Tools
?Flexible backup tools, which have been integrated into the product for the first time, help to prevent the leakage of financial data, client information and other valuable records in the event of computer failures and employee errors. Any file that was lost or erroneously modified can be retrieved from the storage with just a couple of mouse clicks,? Fong said, adding that the backup feature offered protection against human error as well as software and hardware problems.

Encryption
?It is not just external threats, small businesses also need to be prepared for leakage and loss of information from within. KSOS 2 includes an effective encryption system: all confidential corporate information can be encrypted using a strong algorithm to provide reliable data protection which can be securely transferred using a USB device or email and can be opened provided the correct password is inserted,? he said.

Password Manager
Kaspersky Small Office Security 2?s includes a Password Manager to keep the user?s digital identity secure, while a tune-up feature optimizes the system?s performance.

?With Kaspersky Small Office Security 2, the entire small business network can be managed from a single networked PC. Using the administration console, the security status of any corporate computer can be checked, detected problems can be resolved remotely, the Wi-Fi can be monitored and recommendations can be received on fixing vulnerabilities. Additionally, product license management, backup tasks and malware scanning of one or more computers can all be performed without the user having to leave their desk through wizards. This is what we mean by ease of use ? no training required,? Fong explained.

Get off Facebook and Back to Work!
The University of Maryland?s Smith School of Business and Network Solutions carried out a survey in 2010 that revealed that employees at small companies spend up to 24% of their working hours on social networks.

Fong pointed out that the loss of productivity due to time spent on social networks would be especially evident in small businesses.

?With KSOS 2?s Web Policy Management feature, employers can make their team more productive by setting internet, computer and messaging policies that can help employees focus on work rather than be distracted through social networks. It can also be useful for preventing confidential data disclosure,? he said.

?We have developed this product specifically to cater to the needs of smaller businesses, some of which may not have a dedicated IT specialist,? said Fong.

Kaspersky Small Office Security 2 ensures complete protection, uses only negligible system resources and requires minimal system management time. The updated solution offers affordable protection without the need to be an IT expert.?

Manage to Manage
?It is all about efficiency and manageability. Employers can now control file downloading in order to manage their internet connection bandwidth, block pages with inappropriate contents and ensure that all policies are compliant to legal requirements,? he added.

Pricing and Availability in the Philippines
Types of license package available will be:

 • 10-user license + 1 file server license ? PHP 14,700.00 (1 yr) | PHP 22,700.00 (2 yrs)
 • 15-user license + 2 file server licenses ? PHP 20,700.00 (1 yr) | PHP 31,300.00 (2 yrs)
 • 25-user license + 3 file server licenses ? PHP32,800.00 (1 yr) | PHP 49,400.00 (2 yrs)

Google Partners To Offer AdWords-Specific Credit Card

At a time when small businesses may have trouble getting access to credit, Google is partnering with banks in the U.S. and U.K. to offer credit cards that can only be used to buy AdWords advertising.

The company has been piloting the AdWords Business Credit program since July in the U.S. and says 1400 small businesses are already signed up. In a survey conducted after the pilot launched, Google said 74% of participants were using the MasterCard as their primary method of paying for AdWords.

In the UK, where Google is partnering with Barclayscard, the card will have a variable 11.9% APR Representative. In the U.S., where Comenity Capital Bank is the partner, rates will range from 8.99% to 18.99%, depending on creditworthiness. Neither card will have annual fees, and Google says the credit limit will be ?ample.?

Rather than allowing AdWords customers to apply for the card, Google will be extending invitations via email to select advertisers, who will receive an application with a personalized ID.

Many consumer-facing retailers offer ?store cards? that can be used only on their products, Google may be the first online advertising vendor that?s offering such a program for small businesses.

The company is opening up the program in the U.K. this week and will be extending invitations to additional U.S. businesses later this month.

Pink's ?Try? Video: Review Revue | Music News, Reviews, and ...

Pink earlier today (October 10) premiered her evocative video for ?Try?, the second single off her chart-topping album The Truth About Love. Directed by?Floria Sigismondi?and choreographed by?The Golden Boyz (who have also worked with Britney Spears), the video tells the story of a tumultuous and (possibly) abusive relationship all through Pink and Colt Prattes? interpretive dance. It may sound like the premise of a community theater project, but it ends up being a gripping piece of art.

Pretty much every outlet (ours included) raved about the precise, complex choreography. We were taken by the erotic violence of the dancing, and said that by playing it straight in the ?genuinely stirring? clip, Pink ?communicates volumes.? Read on to see how everyone else decided to heap praise on the video.

:: MTV said the performance ?writhes with passion and tension? and that Pink ?pushes herself ? and, really, the entire concept of what a pop video can be ? to the limit, and pulls it off with effortless grace.?

:: Rolling Stone concisely stated, ?There?s violence, sex, tenderness, aggression and remorse in the moves, tied together with another gigantic chorus from Pink. Eat your heart out, Dancing With The Stars.?

:: Billboard pointed out that watching Pink and Prattes ?engage in heart-wringing physical movements? makes it ?easy to see why the pop star so thoroughly enjoyed the shoot.?

:: Hitfix felt the video allowed Pink to show off ?her showmanship and physical abilities,? adding, ?It?s very powerful, particularly since both performers hold their own in the give-and-take of command?Plus the styling is rad.?

:: Neon Limelight called the video ?beautiful and passionate? and said, ?It?s unlike anything Pink has ever done, or is currently being done in pop, and that?s what makes it so incredible.?

:: That Grape Juice gushed: ?Ever-edgy, ever-risque, and ever out-of-the-box, Pink reaffirms all of these attributes with this stunning effort. Easily one of her most engaging videos?we love this.?

:: Pink?s mom even served up her own review, which the singer tweeted out:

Brane Space: Is There Sex After Prostate Cancer Treatment? Good ...

Perhaps the more apt question, given we KNOW the sex has to be different,?is: What is the quality of sex after prostate cancer treatment? And to answer this question presumes not only knowing which treatment modality we are talking about, but the manner in which delivered. For example, if radical prostatectomy, then was it delivered via ?robot? as in?the da?Vinci procedure, or via the hands of a skilled surgeon. (Typical books, and medical sites like Hopkins suggest the robotic surgeon ought to have at least 1,000 under his belt for a decent outcome).

If radiation, then what form: external beam or HDR (high dose rate) brachytherapy ? where the source is directed inside the?gland (such as I had done ? see my blog on it ?The Longest Day and Then Some?). If HDR Brachy, then where was it done, at which site?Do they specialize in it (like UCSF's Helen Diller Cancer Center) or is it one of many modalities they offer but for which prostate cancer treatment?is no more focused on than say, breast cancer. All these matter. But given the lack of specifics let?s?employ a more overarching addressing of the question.

Let?s understand first?that testosterone presence is critical for prostate cell growth and function. Thus, these cells and their function are sensitive to the presence or absence of testosterone. Since prostate cancer cells are derived from the prostate gland it ought to come as no surprise that they?re also dependent on testosterone for survival. Cancer cells proliferate when testosterone is present and shrivel up and die in a mass cellular suicide called apoptosis when absent. Removing the whole gland can effect this, and also dosing it with high levels of radiation ?.or having the cancer patient take large amounts of female hormones. (TIP treatment)

Cut the gland out and you also cut out the basis for testosterone production associated with semen production. Dose it with radiation and you ?fry? the prostate cells and cancer cells and reach basically the same result. Ingest enough female hormones and ditto.? The issue for most guys who choose a treatment then, is twofold: 1) get rid of the unwanted cancer cells or growth, and 2) Preserve some semblance of sexual function. Obviously if the whole gland is removed and ancillary erectile tissue ? say in a radical prostatectomy, then?achieving (2) ?will be more difficult. It?s also one reason many guys on radical prostatectomy and de Vinci procedure net forums often complain about not?having been?fully informed of the loss of sexual function and the extreme lengths they must go to in order to recover it. As one guy put it on one forum after reading how another member complained about priapism after taking too large a dose of Viagra to stay hard ?.?Well, there are some guys who can?t even dredge up enough desire to even want sex if we have to go to those lengths.?

The concerns are less for radiation therapy such as the HDR brachytherapy (single treatment) ?I had, since the basic organs, gland and tissues remain in situ. The entire pelvic floor isn?t re-adjusted as it is for radical prostate surgery or da Vinci surgery. Still, treatment modes vary and so does the competence of those who deliver them. As my wife put it, even putting the prostate template in place ? suturing it to the perineum- can vary significantly from one treatment site to the next. One small error in the template placement means the indexers will not deliver the dose to the correct locations. That can be catastrophic. The dose delivered is also critical ? too much and you can preserve function, too little and it?s literally gone, maybe for a long time. Maybe permanently.

As for surgery, another risk which isn?t much mentioned (but ought to be according to the men on the surgery forums, some of whom have threatened ?legal action? against their urologists for not giving them the full lowdown) is penile shrinkage. Dr. John Mulhall, in his book, Sexual Function in the Prostate Cancer Patient, notes an average of ?? shrinkage after radical prostatectomy - no matter how done. Overcoming this often demands an aggressive regimen including: Viagra, vacuum pumps and injected prostaglandins. But as Dr. Mulhall notes, to be effective the therapy needs to be started almost right after the operation. Trouble is most men are in no mood after having to have Foley catheters inserted in their urethras?for days or weeks, not to mention a good deal of post-op pain and possible complications (i.e. need for a pelvic drain in case of abdominal infection after da Vinci robotic surgery)

In terms of HDR monotherapy (brachytherapy) effects, the St. Joseph Prostate Cancer Center notes (in terms of HDR brachytherapy ? such as I had):

?Erectile dysfunction (ED) is often difficult to quantify; however, men who do not have ED prior to HDRB most often maintain sexual function after HDRB. Men with ED prior to HDRB will likely continue to have ED after the treatment as HDRB is not a treatment for ED?

Other than this it?s hard to gain a handle. The UCSF Patient Guide for Sexual Rehabilitation?? in terms of post HDR monotherapy sexual indicators- notes that the initial ejaculations will be either bloody (laced with black blood, or old blood), ?thick? and off color, or non-existent. Up to now I?ve no idea but suspect likely bloody ejaculate if there was anything. Just a guess. Obviously, from my point of view, any remote consideration of even attempting ejaculation is out of the question so long as urinating delivers a burning sensation! (So try to imagine what forcible expulsion of prostate contents would do!)

One site run by an RN who also offers massage therapy and other post-op aids, notes serious difficulties following just about any kind of prostate cancer treatment and observes even healthy males post-op will likely have much difficulty gaining and sustaining erection. She actually recommends males in this predicament just agree to use ?mutual masturbation? with their wives (assuming they're willing)?as a solution though she acknowledges some patients ? out of religious inhibitions or proscriptions- might have problems with that.

The UCSF Guide includes a section on ?solutions? to any sexual dysfunction, which range from using a ?penile implant? (i.e. an inflatable device surgically implanted into the penis) to the use of a suction device or ?penis pump?. Neither of these will likely be very appealing to most guys, so they also include use of Levitra or Cialis but at higher doses than what would ordinarily take - say for ordinary ED. (This may be why the guy cited earlier on the radical prostate surgery forum complained of priapism, which is a painful erection lasting 4 or more hours.)

Another aspect not much discussed is that of ?dry orgasm? or retrograde ejaculation. This is normally associated with a prostatectomy but can also occur after radiation therapy. In the former case tissues associated with the muscle that normally blocks off the entrance to the bladder have been removed. In the normal case prior to the surgery, contracting muscles always?force the semen unidirectionally through the penis outwards.

After the surgery, with the loss of muscle tension and control, this is no longer possible, plus the bladder neck is frequently enlarged after surgery so that it cannot close completely. Hence when the muscles associated with the urethra contract the semen is ejaculated backward through the open internal sphincter and into the bladder. This is later flushed out in the urine.

IN the case of radiation treatment, the dry orgasm is of different physiological origin since the sphincter muscles are not affected. In this case, since the whole volume of the prostate has been irradiated. My wife actually corrected me on that, as I?d earlier believed it to be a more directional treatment. Her point was that the IPSA software?contour solutions provide a?3D "tunnel" around the urethra and rectum to protect them from the maximum delivered doses.??The point is that ?the cells that produce prostatic fluid (the milky stuff that mixes with sperm to produce semen) are basically killed off with the affected prostate cells.?Since the seminal vesicles also receive a dose of radiation (perhaps up to 10 Gray in my case or 1000 cGy)?any sperm cells?produced?are also killed off.

In other words, after the last 'old blood' is ejaculated there?s really nothing left: all or most of the sperm cells are ?cooked away? as well as the cells that generate prostatic fluid (this of course is also why one expects PSA to fall). Given there?s basically nothing left ?in the tank? then there?s nothing to ejaculate. You get the sensation (at least part of it)?of doing so, but nothing is being expelled.

No, I?ve not experienced any of this yet because I haven?t attempted anything! However, it falls within the bounds of what a former Nucletron Corp. radiotherapy consultant told me before I received my own treatment (he also went to UCSF for early HDR brachy), but at that time they were still delivering the dose in two treatments. Only in the last 5-6 months have they adopted the one time HDR treatment based on a study done by Dr. Alvaro Martinez at William Beaumont Hospital-Center which showed that the results for a single treatment were good, with low toxicity. So UCSF changed over to that regime.

Here?s the skinny: While many may insist that men make too big a deal out of post-treatment sex activity and add ?You ought to be glad you?re just alive!? the truth is more complex, and the self-identity of most of us is bound up with our ability to sexually perform. Erase that, and you erase a lot of self-worth, though true ?not all and not necessarily the most crucial aspects. But from reading many of the prostate cancer blogs and forums, and the degree of depression and anger in many men (especially a LOT of younger guys in mid to late 30s and early 40s, whose wives left them because of their difficulties in performing post-treatment) it is still no small deal. And little wonder 90% of these depressed guys had the radical?prostatectomy and were neither informed fully of the side effects in terms of prolonged incontinence or concerning the loss of erectile ability and sexual function in 75% of cases. This may be one reason most weren?t?merely depressed but bloody angry to the extent of threatening legal action against urologists.

It seems that not only do we have lots of work to do in getting information ? full information ? to men facing prostate cancer and treatment options ? but we also need the urologists, oncologists to deliver the flat out truth instead of wishful thinking fantasies ? as per?their patients' expected post-op sex lives!

One Utah woman's dream for smart philanthropy | The Salt Lake ...

(Steve Griffin | The Salt Lake Tribune) Fraser Nelson, founder of the Community Foundation of Utah, listens to questions during a "social enterprise collaborative" where people were given advice on how to do corporate philanthropy in a legitimate, sustainable way. The event was held in donated space at the Utah Food Bank.

Utah Clean Energy. Head Start. The Road Home. These are hardly fly-by-night nonprofits, but rather mainstays of Utah?s well-populated, philanthropic landscape.

But a mean recession hurt charities large and small ? the Community Foundation of Utah reports the state has lost 38 percent of its registered nonprofits since 2009, down to 3,568 from 5,754. That?s why these leaders have come on a recent Thursday to the foundation?s "social entrepreneur" workshop.

?

Love Utah, Give Utah

The Community Foundation of Utah recognizes 50 do-gooders each year for their innovation, collaboration and commitment to the common good. This ?Enlightened 50? for 2012 include business and religious leaders, unsung advocates and volunteers, academics, bloggers, directors of nonprofits, and elected officials. See the list and plans for an Oct. 11 honoring them at http://bit.ly/RvaWSa.

"The age of relying on grants is gone," said Erin Trenbeath-Murray, director of Salt Lake City?s Head Start, which runs health-conscious preschools for low-income kids. "We have to be more self-sustaining and be a better custodian of taxpayer dollars. We have to act more like a business."

Launched on a shoestring budget in donated office space, the Community Foundation of Utah exists to promote what founder Fraser Nelson calls "smart philanthropy."

The foundation is first, and foremost, a grant maker. It raises money, pooling donations and grants to dispense to local nonprofits on a competitive basis. Smaller funds and scholarships can be earmarked by benefactors for a particular purpose ? and the money can be invested and managed by the foundation for a fee. And field-of-interest funds allow donors to pool and leverage their money for greater influence in a certain arena, such as health, education or poverty.

"People who give to charity when they die don?t necessarily know what the community needs are going to be in 20 years," Nelson said. "We investigate nonprofits for them. We harness the state?s entrepreneurial spirit to serve the common good."

Since opening for business in 2009, the foundation has awarded more than $1 million in grants and scholarships, matching more than 60 donors with dozens of do-gooders. It, too, survives off good will, with most of its $174,000 budget coming in the form of grants and donations.

"A lot of people thought we wouldn?t succeed," Nelson said, "but we?re really hitting our stride."

?

Fierce competition ? Community Foundations, which build assets to improve the social fabric of cities, counties and states, date back to 1914. Today, there are more than 1,400 worldwide and 700 in the U.S. One of the first and largest, in Tulsa, Okla., has more than $4 billion in assets.

story continues below

Why Utah went for so long without one is a mystery to Nelson, who started the foundation after serving for a decade as executive director of the Utah Disability Law Center. It wasn?t for lack of need, she says.

Utah far outpaces other states in charitable giving, with the average household donating 10.6 percent of its annual income, but most of that goes to the LDS Church in the form of tithing.

The state also has more charities per capita than the national average, and few large benefactors, which means fierce competition for funding, Nelson said.

And it?s about to get more intense. "With the economy improving, most of our big nonprofits, such as the symphony, the ballet and University of Utah, are going to be pouring out of the gate with big fund drives and pent-up demand they?ve been deferring for years," said Nelson.

That leaves the 80 percent of the state?s nonprofits with budgets under $100,000, outgunned and undermanned, which is why so many fail.

The decline is partly due to the Internal Revenue Service?s decision in 2010 to shut down organizations that hadn?t filed income statements in three years, said Nelson. "But it has continued. The ones that were marginal are gone."

Sustainability remains the watchword for surviving charities and small start-ups, which means turning a profit ? uncomfortable ground for nonprofits, said Steve Grizzell, managing director of the venture capital company, InnoVentures.

If done well, like Girl Scouts of America?s cookie sales, the rewards are sweet, said Grizzell. "But you have to take big risks for small margins and it really creates divisions within an organization about where to reinvest the money."

Afghan bomber kills 14, including 3 NATO troops

KABUL, Afghanistan (AP) ? A suicide bomber driving a motorcycle packed with explosives rammed his bike into a patrol of Afghan and international forces on Monday morning in eastern Afghanistan, killing at least 14 people, including three NATO service members and their translator, officials said.

The Taliban claimed responsibility for the blast, which came a day after the U.S. death toll in the war in Afghanistan reached 2,000 troops and as relations between international forces and their Afghan partners have been pushed to the breaking point by a surge in insider attacks by Afghan allies.

The bomber struck a group of Afghan police and international troops shortly after they got out of their vehicles to walk through a market area in Khost city, the capital of Khost province, said provincial government spokesman Baryalai Wakman.

Six civilians and four police officers were killed in the blast, Wakman said. He said the police officers were part of a specialized quick-reaction force.

Blood could be seen on the market road as Afghan police and soldiers tried to clean up the area after the blast. Slippers and bicycle parts were strewn about.

"I heard the explosion and came right to this area. I saw the dead bodies of policemen and of civilians right here," said policeman Hashmat Khan, who ran to the site of the blast from his job as security for a nearby bank.

Coalition spokesman Maj. Adam Wojack would only confirm that three NATO service members and their translator died in a bombing in the east on Monday, without giving an exact location or the nationalities of the dead.

The international military alliance usually waits for individual nations to announce details on deaths. Most of the troops in the east and in Khost province are American. It was not immediately clear if the translator was an Afghan citizen or a foreigner, Wojack said.

Dozens of Afghan civilians were also wounded in the bombing. The city's hospital alone was treating about 30 people injured in the explosion, said Dr. Amir Pacha, a physician working there. He added there could be other victims being treated at nearby private clinics.

Taliban spokesman Zabiullah Mujahid said in text messages to media that the insurgent group was behind the attack.

Joint patrols between NATO and Afghan forces have become more limited following a tide of attacks by Afghan soldiers and police on their international allies. Last month, the U.S. military issued new orders that require units to get approval from higher-ups before conducting operations with Afghans. Then, two weeks later, U.S. officials said most missions were being conducted with Afghans again, though the system of approvals has remained in place.

The close contact ? coalition forces working side by side with Afghan troops as advisers, mentors and trainers ? is a key part of the U.S. strategy for putting the Afghans in the lead as the U.S. and other nations prepare to pull out their last combat troops by the end of 2014.

But the rising death toll for international troops has increased calls in the U.S. and other allies to get out as soon as possible. On Sunday, a U.S. official confirmed that an American soldier was killed in a firefight that broke out between Afghan and U.S. troops, sparked by either a premeditated attack or confusion about the origins of an insurgent strike.

According to an Associated Press count, that soldier's death brought American troop deaths in Afghanistan since the 2001 invasion to 2,000 ? a cold reminder of the perils that remain after an 11-year conflict.

Interview with Crisis Communications Expert Peter Roberts ...

Our next guest for our online reputation management blog is Peter Roberts, Head of Issues and Crisis Management at Bell Pottinger. A crisis PR specialist, Peter has handled a range of reputational situations for numerous blue-chip clients including insolvency, data loss, pressure group activity, television exposes, terrorist activity, kidnapping and employee fatalities. Prior to leading Bell Pottinger?s Crisis Practice, Peter was deputy Head of the Crisis Practice at Hill & Knowlton in London, and former Head of Communications for BBC News.

What is crisis communications?

The ability to ensure an organization, or individual is behaving and communicating appropriately with all stakeholders at a critical point in time.

What are the biggest mistakes you see people and companies make when dealing with the media?

Being overly cooperative. This may sound rather counter-intuitive as we need to forge good relationships with the media, but so often, company spokespeople tend to forget they are there to deliver their own story as opposed to helping the media develop theirs.

Another mistake is responding to questions with pre-agreed answers, as opposed to listening and replying with something more relevant.

How important is social media to your reputation management strategy?

Extremely. The days of the media being the sole scrutinizers of your corporate reputation are long gone. The digital explosion has, rightly, empowered a far wider range of constituents; principally consumers, and subsequently it?s vital that organizations embrace those platforms that give opportunity to both listen and engage with such groups. Relatedly, consider the effectiveness of NGOs and pressure groups in this space; notably, Greenpeace and their Nestle campaign, and the impact of the likes of UK Uncut to mobilize supporters at short notice.

What is the first thing a company should do when there is a PR disaster?

Be seen and heard. An organization won?t have the facts to hand, but it?s vital that they are visible from the outset. The Sony Playstation hacking episode last year was a case in point.

How can CEOs help build and repair corporate reputation?

In building a reputation, the CEO needs to appreciate that it may be devised at the top, but it will only flourish with the involvement and endorsement of the whole workforce. The challenge for any boss is how best to cultivate the staff to achieve a sense of brand ownership across the business. As for reparation, distinct reputational issues will, largely, be tempered if the building process has been achieved. However, there will be a need for leadership at such times and consequently, the CEO has to recognize the impact of an answerable and transformative organization in supporting the rebuild campaign.

What can employees do to help their company during and after a PR crisis?

The bulk of employees won?t be directly involved in the crisis, so it?s vital that they continue to demonstrate professionalism in their aspect of the business. This is vital with those staff members who have direct contact with consumers and/or members of the general public, who by their roles and responsibilities will be the most resonant guardians of the brand for many. After the crisis, public interest will, albeit to a lesser extent, still be leveled at the organization, so it?s important that employees continue to be mindful of how they and the organization will be perceived and to behave accordingly.

What can companies do to better prepare for a public relations crisis?

Initially, move from that mindset which says it won?t happen to us, to one that says it could and it may be at any moment. Many organizations don?t let themselves think in such terms as it supposedly belies a sense of inferiority and weakness; whereas, in fact, such an approach can only strengthen the business. Recognizing the threats and inherent flaws in the company will flush out the processes required to make it stronger, including the regular testing of systems and the training of people.

Are Ashton And Demi Legally Married?! The Mystery May Be ...

ashton-kutcher-demi-moore-marriage-legal-according-to-real-estate-documents

Guess Demi Moore is going to have cough up those divorce papers for Ashton Kutcher REAL soon!

After questions arose regarding why the pair have never legally ended their marriage despite it being almost a year since their split and both moving on into separate relationships, sources close to the actor's new girlfriend Mila Kunis SHOCKED with the assertion that the nuptials were never legally solidified, and they had only had a symbolic Kabbalah wedding in 2005!

However, according to a Quitclaim deed on one of their properties filed in March of 2012 in the El Lay County Recorder's Office - which requires marital status descriptions on all California real estate transfers - Demi is regarded to as a "spouse" and Ashton a "married man!"

WELL.

While that confirms that these two are recognized by the state as a married couple, this still doesn't provide an explanation as to what is keeping these from OFFICIALLY calling it quits!

Especially since Ashton's calling Mila his "little wife!"

Someone might want to explain the definition of that word to him again, because something is telling us he may not 100% understand what he's saying here!

LOLz!

We kid, we kid!

But seriously - what do U guys think is going on with these two??

Baboon personalities connected to social success and health benefits

ScienceDaily (Oct. 1, 2012) ? Whether human or baboon, it helps to have friends. For both species, studies have shown that robust social networks lead to better health and longer lives. Now, a team of University of Pennsylvania researchers has helped show that baboon personality plays a role in these outcomes, and, like people, some baboons' personalities are better suited to making and keeping friends than others.

The research was conducted by psychology professor Robert Seyfarth and biology professor Dorothy Cheney, both of Penn's School of Arts and Sciences. They collaborated with the Arizona State University's Joan Silk.

Their work was published in the Proceedings of the National Academy of Sciences.

Seyfarth and Cheney, along with their colleagues and students, have spent the last 17 years observing a group of baboons living in the Moremi Game Reserve in Botswana, studying the biological roots of their social dynamics. As with many other primates, baboon societies are strongly hierarchical. Females "inherit" their dominance ranks from their mothers and enjoy priority of access to food and mates. But high-ranking females do not always have greater reproductive success than low-ranking females. This suggests that, when it comes to evolutionary success, the inherited advantage of high rank can't explain everything.

"If you look at a baboon society," Seyfarth said, "and see the ranked, matrilineal families, you would think that whatever traits put an individual at the top of the hierarchy, that's what natural selection is going to favor. But that turns out not to be the case.

"In fact, dominance rank is not as good a predictor of reproductive outcomes as a close network of social relationships and stable relationships over time. So our question became 'What predicts having a strong network?'"

Baboon females actively work to maintain close social bonds, but, like humans, some baboons seemed to be better at it than others. With such traits closely tied to fitness and reproductive success, the Penn researchers wanted to get at the root of this variation.

During seven years of observations in the animals' natural habitat, the researchers measured individual female baboons on their sociability. They measured the number of grooming partners a baboon had, as well her tendency to be friendly or aggressive toward others. They also measured reproductive and fitness benefits they accrued: how long individuals and their offspring lived, as well as their stress levels, as determined by the presence of certain hormones in their droppings.

The researchers found that strength of an individual's social bonds was not fully predicted by seemingly obvious factors, such as the female's rank or the size of the family she was born into.

"Even when a female has a lot of relatives," Cheney said, "sometimes she's a loner, but some females who have no relatives do just fine. It suggests that you have to be both lucky and skilled to have these networks."

And, again like humans, these skills came down to individual personality traits. To determine a female's personality, the researchers paid close attention to grunting behavior. For baboons, grunting greases the social wheels. If a lower-ranking female grunts when approaching a higher-ranking female, the grunt acts as a kind of appeasement, reducing the chance of receiving aggression. Conversely, if a higher-ranking female grunts to a lower-ranking female, the grunt puts her at ease, increasing the chance of a friendly social interaction. And females of all ranks grunt when approaching a mother with an infant, because grunts increase the likelihood that the mother will allow the grunter to interact with her child.

Working bottom up from the trends they found in the baboon's behavior, the researchers grouped the baboons into three distinct personality profiles: "nice," "aloof" and "loner."

Nice females were friendly to all others and often grunted to lower-ranking females to signal reassurance. They formed strong and enduring social bonds with fairly consistent partner preferences over time.

Aloof females were more aggressive and less friendly, and they grunted primarily to higher-ranking females who had infants. They formed weaker bonds but had very consistent partner preferences.

Loner females were often alone and relatively unfriendly; they grunted primarily to appease higher-ranking females without infants. They formed weak bonds with changing partners.

Of the three, the loners had the highest stress levels, the weakest social bonds and the least stable social partners over time. Both of these measures were correlated with lower offspring survival and shorter lifespans. Both nice and aloof females showed the health and reproductive benefits associated with strong social bonds.

"This belies the idea that everything is competition and conflict," Cheney said.

While the mechanisms that make both "nice" and "aloof" effective strategies remains unclear, the study shows that cooperative personalities are adaptive.

"These results have allowed us to, for the first time in a wild primate, link personality characteristics, social skill and reproductive success," Seyfarth said. "By being a nice baboon, you increase the likelihood of having strong social bonds, which in turn translates to a better chance of passing on your genes."

The research was supported by the National Institutes of Health, Leakey Foundation and National Geographic Society.
